However, there are ways to maximize VA loans for investment properties in Madison within the rules.


VA Loans for Investment Properties in Madison?


Technically, VA loans cannot be used solely for investment properties. However, Madison veterans can explore these options:

  1. Multi-Unit Properties: Veterans can purchase a property with up to four units using a VA loan, provided they live in one of the units as their primary residence. This allows you to rent out the other units and generate income while still meeting VA requirements.

  2. Refinancing for Rental Income: If you’ve previously purchased a home with a VA loan and no longer live in it, you can rent it out. However, using a VA loan directly to buy a property solely for renting is not permitted.

  3. House Hacking in Madison: Madison’s real estate market offers excellent opportunities for "house hacking" using VA loans. Buy a duplex or triplex, live in one unit, and rent out the others to offset your mortgage.


    PRO TIP: The VA loan as stated is intended for veterans to be used as their primary residence, however... You can purchase a home, duplex, 4 unit building, and occupy it as your primary residence. After you meet the occupancy requirements, you can then purchase another home to be your primary home using your VA Loan. Keep in mind you must have enough eligibility remaining. and the residual income must be in line.
